one site - three great jquery effects

evening all :-)

...so... i have had an idea in my head that i have been looking around for the best way to translate the grey cells into actual pixels... never an easy task...

then - i stumbled across this site/microsite... which pretty much does the things that i want...

can anyone help me out here - i guess that although it not being a case of re-inventing the wheel it is a tricky one to get all three bundled up together.

does anyone know how to - or any tutorials/examples/github/other resources that i could use to create the following...

1: the neat little sequence animations
2: the little dot/roundal button/links that bring in the overlays on each section (although i don't want to have the same aesthetic as that link has for the overlay - a simple lightbox effect would do it)
3: the way that the sections come in when using the menu/navigation - rather than how scrollto.js works - where by you have to go through all sections in between - unless you are using the arrows then it goes one section at a time...

and bundle it all together???

i love the way the site i linked there works/looks/feels - i've tried to pick the bones out of the script as much as i can - but i think it is a custom cms that creates the content - as opposed seeing the plugins that are used - anyone break it down for me please?

or give me some suggestions of how it could be done?
